Our overseas client was specifically looking for a London property with three good sized bedrooms in close proximity to Notting Hill. They plan to to rent out initially and then use the home as a base for their teenage children in the near future

Locations were narrowed down and we found a four bedroom property in a pretty tree-lined road in the heart of Brook Green, a quiet area, but still close to the central line and Westfield Shopping Centre. We suggested that a bigger property offered a better long term solution as they would not outgrow it. There were also three other interested parties, but with our local knowledge and quick negotiating skills we secured it at £1.35m, without the need of entering into sealed bids

Sigma was also instructed to manage the rental of the property and to minimise a void period, we also agreed with the vendor for the property to be marketed between exchange and completion as it was our clients intention to initially let out the property

Our ex-pat clients living in Singapore were originally introduced to Sigma by one of our long standing partners. They retained our services to assist them acquire the perfect London pied-à-terre. Our residential team worked closely with them to define their very specific search requirements, of a two bed apartment with a balcony and underground parking within good areas of London

Within the first few weeks we were able to source 15 properties which met with their specific criteria and we shortlisted these to 10. We escorted our clients to view 7 of these properties during their viewing visit to the UK. Fortunately, due to our extensive contact base, we heard of a property coming onto the market the same day. Located in Spitalfield Market, was a 2 bedroom Victorian style apartment with a south-facing balcony and underground parking priced at £669,950. Our clients were given a prime viewing appointment and believing they had found the perfect pied-à-terre, instructed us to make an offer on their behalf.

As the London property market is so competitive, this much sought after apartment received a further 3 asking price offers in the same day it came to market and therefore went to a sealed bid auction. Our clients were very keen to secure the apartment, so we carefully advised them of the process and subsequently submitted a bid for 4.5% over and above the asking price, which is still excellent value for the property and location. After an anxious 48-hour wait, our clients were elated to learn their sealed bid offer was accepted.

One of our long standing Russian clients returned to us with a new requirement to purchase a family home in close proximity to Chelsea. They had last used our services 18 months earlier, to buy a flat in Chelsea and arrange their mortgage, but after a enjoying the flat and desirable location they really needed more space. So our residential team worked closely with them to search for a 4/5 bedroom family home including off street parking within the same highly sought after area of London.

After narrowing down the suitable properties to a shortlist, we found a four bedroom newer build property in a traditional residential street in the heart of Chelsea, just off the Kings Road. Unfortunately the Foreign vendors were rather restrictive, only allowing viewings on a Thursday afternoon! It was a struggle to gain alternative access for our clients, but once we directly persuaded the vendors with our clients keen interest, a viewing was held and within days a suitable offer was made on their behalf for £3.1 million. The property was in need of considerable refurbishment, so after completion, a £1million renovation project commenced. This included the addition of a loft conversion, a garage conversion and levelling of the garden, eventually giving an increase in value to £6.5 million. To coincide with completion of the renovation work, we helped our client sell their former flat, so in just 18 months they were delighted to make a profit of £650,000.
